Once a year, scheduled in late summer or early fall before the heat comes on. That’s the short answer, and for most Denver homes it’s the right one. The longer answer is that Colorado asks more of a boiler than most of the country does, and some systems here need looking at twice.
I’ve worked on heating systems across the Denver metro for most of my career. The thing I see most often is a homeowner who assumed the system was fine right up until the morning it wasn’t.
A boiler under 10 years old that’s been maintained and installed correctly will usually do fine on one professional visit a year. Keep it on that schedule and document the visits.
Once a system crosses 10 years, what a technician finds during a service call carries more weight. Components have more hours on them and small problems compound faster.
If your boiler also handles domestic hot water, it never really shuts down, and a once-before-winter schedule doesn’t fit how the system actually runs. Same goes for commercial boilers, which run year-round regardless of season. Those are the systems worth evaluating for service twice a year.
Our heating season runs longer than most of the country’s. A Denver boiler can be working from October into April, piling up operating hours that a system in a milder market never sees. More hours means more wear on pumps, burners, expansion tanks, and controls.
Then there are the swings. A warm October afternoon followed by a hard overnight freeze stresses every fitting and connection through repeated expansion and contraction, and that shows up on jobs every fall.
Altitude is the third piece. Denver sits about a mile above sea level, and thinner air changes how a gas-fired boiler burns. A system that was never set up for elevation is working harder than it has to.
Hard water is worth a mention too. Scale and sediment build up inside a hydronic system over time, and that buildup costs you efficiency well before it costs you a part.
A real boiler repair service visit isn’t a walk-around. A technician checks pressure and temperature relief valves, inspects the heat exchanger, looks for corrosion and mineral buildup, and tests the safety controls. Those are the components that fail quietly before they fail visibly.
Flushing or bleeding the system to clear trapped air and sediment is part of a thorough visit, and so is verifying that the flue and combustion components are working the way they should.
The difference between a service call and a repair call is simple. One is planned, costs less, and doesn’t leave you cold. The other happens in January. We quote pricing upfront before any work begins, so you’re never guessing what either one runs.
Moisture or dripping at pipe connections or on the boiler body isn’t something to watch for a few weeks. Water around a boiler means a fitting, seal, or heat exchanger is compromised, and boiler leak repair is the right call before it gets worse.
Banging, kettling, or gurgling usually points to scale, trapped air, or a pressure problem. Uneven heat between rooms or zones, a gas bill climbing without any change in how you’re using the system, and a pilot that keeps going out are all telling you something.
None of it resolves by waiting. If you’re seeing any of it, call us for boiler repair in Denver at (720) 542-8153 and we’ll tell you what we find before we touch anything.
Some things wait for an appointment. Complete loss of heat in a Denver winter, any gas smell near the boiler, water pooling under the unit, or a pressure gauge well outside its normal range do not.
Prime answers 24/7 for emergency boiler repair services across the metro, and same-day availability is common even for non-emergencies. If the problem turns out to sit outside the boiler itself, our heating repair team handles the rest of the system too. No drama, no hassle.
Age, repair history, and cost are the three things I weigh. A system under 15 years old with a straightforward fix is usually worth repairing.
When a boiler is 10-plus years old and the repairs are stacking up, furnace and boiler installation becomes the better financial decision. I’ll work through that math with you honestly rather than sell you a system you don’t need yet.
If remembering to book service is the only thing standing between your boiler and a January failure, our Total Home Care Club handles that part. Members get priority scheduling, annual system inspections and tune-ups, and exclusive discounts on repairs and upgrades.
When a service visit turns up work beyond routine maintenance, financing options are available. An unexpected repair shouldn’t mean choosing between your budget and a warm house.
My honest advice is to book in late August or September. You’ll get better availability, and if something needs attention there’s time to do it right before you need the heat.
We serve Denver, Arvada, Aurora, Broomfield, Commerce City, Lakewood, Thornton, and Westminster with upfront pricing and a 100% satisfaction guarantee on every job.

Once a year is the standard, ideally in late summer or early fall before heating season. Systems over 10 years old and boilers that also serve domestic hot water may benefit from twice-yearly service. Colorado's long heating season makes annual service more important here than in milder climates.
You can keep accessible components clean and eyeball visible connections. Combustion testing, pressure and safety valve inspection, and heat exchanger evaluation aren't DIY tasks, and they're where most of the meaningful findings come from.
Check that the company holds proper licensing and insurance. Look for real technician names showing up in reviews, because that signals consistent quality across a team. Ask for pricing before work begins, not after, and ask what the guarantee actually covers.
